Once you have decided to buy one of these outstanding villas, you can secure it by signing a reservation form and paying a fee of 200,000 Thai Baht. There is then a period of 21 days to review and sign the contracts.

Payment for the pool villa is made on a progressive basis throughout the period of construction of the property. The payment schedule is as follows:
• 25% of the total purchase price, less the reservation fee, upon contract signing
• 25% upon completion of the foundations
• 25% upon completion of framing and roof on
• 20% upon completion of the structure, and
• 5% upon building completion, including finishing and handover

Construction approximately takes 12 months. Other things to pay for: -
• Lease transfer registration fee which is 1.1% of the transfer of the lease
• Furniture package (if required)

Ownership is leasehold. The initial period is 30 years with the guaranteed option for 2 more 30 year extensions; so effectively 90 years. We have set up offshore companies in the British Virgin Islands to facilitate the transfer of the leasehold and to make your investment tax efficient. All you need to do is purchase the shares of one of these companies.

Owners of pool villas at The Residence can join either the 5 year Rental Guarantee program or our normal shared Rental Pool program.

Rental Guarantee Program
The 5 year Rental Guarantee program provides a guaranteed return of 8% on the purchase price of the villa for the first 5 years. You are still able to use your villa for 28 days per year.
Rental Pool Program
The Rental Pool program is where you share in the actual revenue received by our Resort Management Company. Returns are projected to be higher than the Rental Guarantee program but of course not guaranteed. In addition, owners are able to enjoy up to 60 days usage. Rentals returns are good since the resort is very neatly kept, the villas look great and they are offering a true 5-star class service. “The Residence” is located only 600 metres from one of the best beaches in Phuket and the location is essential when it comes to rental returns.
